There are essentially three types of surveys to be considered, the Building Survey, the Homebuyer Survey, and the basic Valuation.

Most mortgage companies will require a mortgage valuation survey and many purchasers feel that this is all they require. This is a very simple inspection which is designed to establish whether the property value is sufficient to cover the amount of lending. In many instances this limited type of survey will not uncover structural or other major defects which may have a significant affect on the value of the property and your enjoyment of it.

Commissioning your own independent survey is the simple, economical way to avoid unpleasant and perhaps costly surprises after moving in.
